With the implementation of the EU Energy Performance of Buildings Directive, most properties being advertised for sale or rent need an Energy Performance Certificate (EPC) from 4 January 2009. You will need an EPC if you are:

• marketing your house before 1 December 2008
• still trying to sell your house by 4 January 2009

OR

• planning to rent out a property to new tenants from 4 January 2009 onwards
